I just thought that I would e-mail to let you know how the roof inspection for xxx
Rockview went. You were bang on-- the roof inspection (conducted by McNally
roofing company) did confirm your assessment. There is a problem with the roof-
- the roof inspector thought it would cost $2,000 to fix. We are now in negotiation
to have the seller pay for at least part if not all of this.
I thought you would like to know-- I view it as we are happy we chose you to be
our inspector and I am sure you are always keen to receive such feedback.

* Brokers and seller thought the inspector was nuts as this was a new “rubber” (EPDM) roof. The
roofing consultant made an invasive (cut into and later patched) inspection and found there was
water that would eventually stain the ceilings and rot the roof structure and create a $30,000
repair.

Ken, it is refreshing to read your messages. It seems you actually think through
each situation, instead of merely reciting something by rote.
The codes are in many ways the accumulated wisdom the building trades, and it
is important to know them. Heck, they are the vocabulary of building inspection.
However, they are not something that should be used to shut off one’s brain.
Home inspectors have a much more difficult job than jurisdictional inspectors.
They have to know the underlying reasoning behind a safety issue in the code.
Understanding that reasoning, as you seem to, enables them to apply it with
good judgment, instead of simply knowing where it can be found in a book.
