Mistakes Home Buyers Make
Can you afford a cheap inspection?

Poor inspectors need to offer a low price to compete with experienced and sought after Home Inspectors.

Some inspectors charge a low fee because they are doing 3 incomplete inspections a day.

The few dollars that home buyers save by hiring cheap inspectors costs them thousands for repairs of overlooked defects and deficiencies.

A thorough, well educated, experienced and competent inspector can help you reduce the sale price.

 long after the sweet taste of a low  price!


There are other mistakes that home buyers make. They involve negotiation strategies and tactics. (I got my Real Estate Broker's license in 1975) What you say or do not say to the seller's and "buyer" salespersons can save you a lot of money. Most of my clients are amazed and stunned when I reveal these secrets to them.

I'll bet the Co-Broker (the sub-agent of the listing Broker whom you refer to as "the buyer's broker")
has not shared these secrets with you. That's because the "Buyer Brokers" get their commission money directly from the Listing Broker, who is paid by the seller. Both the Listing Agent and the "Buyer" Agent work for the seller and not for you.  However, if you directly pay a salesperson a fee to find property for you then that person is a genuine Buyer's Broker and is supposed to give 100% of their allegiance to you and none to the the listing agent and seller. REGISTRATION OF REAL ESTATE BROKERS AND SALESMEN

Chapter 112: Section 87YY1/2. First signing of purchase agreement; distribution of home inspection brochure; prohibition of specific recommendations; exception

Section 87YY1/2. At the time of the signing of the first written contract to purchase, real estate brokers and salesmen, or the seller if no broker or salesperson is involved in the sale, shall distribute a brochure, published by the office of consumer affairs and business regulations, educating consumers about the home inspection process. Real estate brokers and salesmen shall not directly recommend a specific home inspection company or home inspector but may, upon request, provide a complete list of licensed home inspectors prepared by the board. This prohibition shall not apply if there is a written contractual agreement or a written agency disclosure between the buyer and the real estate broker specifying that the real estate broker is acting exclusively for the buyer as a buyer’s broker.
