ACE DIFFERENCES
A La Carte Fee Structure
 
You pay for only what you need. Do you need dozens of photos & a fluffed Narrative Report—with excessive amounts of CYA disclaimer paragraphs and stale, generic boilerplate prose that is not specific to your purchase??? Not if you are purchasing a typical condominium apartment or a well-built and maintained house. I created an on-site ratings report, which saves me time and you money. However, there are some occasions where you may desire a supplement to my comprehensive Ratings Report (e.g. a specific narrative to present to the seller which can elaborate on defects and engender a reduction of your purchase price). I offer two Fresh Narrative rpts; one of which contains a punch list. I also offer an awesome Full Narrative Report (with photos) that is drawn from almost five thousand boilerplate sets that I can modify to be specific to your property.

When you call to inquire about my services you will be able to talk to me, the person who will actually perform your inspection. This way any questions or concerns you have will be answered without any ambiguities or evasive responses that you usually get when you speak to someone such as a secretary or wife acting as one. As an insider, I know there is a lot of deception used to book an appointment. For example—inflating inspection experience by using terms such as Real Estate experience. A company with 2 or more inspectors may say they have 30 years of experience in the real estate field but the reality can be that all but one of the inspectors is new and inexperienced and had sold real estate or worked in construction (25yrs total) and the other person has been an inspector for 5 years. There are deceptive practices regarding extra ENVIRONMENTAL services offered such as Mold, Termite, Lead Paint, and Asbestos “inspections.” Unscrupulous inspectors take advantage of inexperienced buyers by using deceptive language regarding these environmental inspections. If an inspector states that he inspects for these items ask him if he is just using his eyes (which you or anyone can easily do) or if he is actually taking samples and sending them to a licensed lab that employs qualified and certified technicians. Also, Mass. mandated E&O insurance never covers environmental inspections. So, you definitely should ask that you be sent an email scan or fax copy of a binder that shows the inspector is insured for each and every type environmental test he claims he will do for you. 
 
 
Tools & Techniques
 
I arrive with so many tools and instruments that there is only room for one passenger in my vehicle. They are available for use in my Platinum inspections. Their use has reduced my clients purchase price by thousands. I do not list these on my web-site as I do not want to lose the competitive advantage they give me over other inspectors. However, I will email the list of them to a potential client.  Massachusetts regulations require an inspector to come with only 1 item (a tool to probe readily accessible wood where decay is visible or suspected—inspectors are not required to bring flashlights, ladders, electrical testers, etc. and many inspectors take advantage of the regulations and arrive with just a few tools in a small bag). One of the ways I know what other inspectors do or do not do is from comments by Real Estate Salespersons during my inspections. (E.g. “You’re taking too long to finish! -- Why are you doing that? – Other inspectors don’t do that, etc.) Most inspectors perform Fast and Half-Fast inspections according to the comments I hear from salespeople.
